In LuxiFind's 2026 dataset, Gurgaon luxury apartments start at about ₹1–2 Cr in New Gurgaon and on Dwarka Expressway, typically ₹4–10 Cr on Golf Course Extension Road, ₹6–15 Cr for most Golf Course Road projects, and ₹30 Cr to over ₹180 Cr for the ultra-luxury DLF Phase 5 towers. Add roughly 7–8% for stamp duty and registration, plus GST on under-construction homes.
LuxiFind tracks 103 luxury projects, 98 of which have a dated public asking price from the past year. Grouping each project by where its asking range falls gives this spread: 39 projects have homes listed under ₹3 Cr, 62 under ₹5 Cr, 51 between ₹5 Cr and ₹10 Cr, 32 between ₹10 Cr and ₹20 Cr, and 10 above ₹20 Cr. A project can appear in more than one band because its range covers several configurations.

Median starting asking prices differ sharply by location. Golf Course Road: about ₹10.7 Cr across 11 priced projects. Golf Course Extension Road: about ₹4.6 Cr across 26. Dwarka Expressway: about ₹2.4 Cr across 21. New Gurgaon: about ₹2.3 Cr across 19. SPR: about ₹2.6 Cr across 6.
Per square foot, Square Yards' June 2026 quarterly averages for the projects LuxiFind tracks are roughly ₹33,000–₹40,000 on Golf Course Road, ₹19,000–₹35,000 on Golf Course Extension Road, and ₹17,000–₹25,000 in New Gurgaon and on Dwarka Expressway. Treat these as indicative: portal averages mix configurations and area bases.
Gurgaon's ultra-luxury segment is concentrated in DLF Phase 5. The Camellias has public asking prices of ₹80 Cr to ₹183 Cr, The Aralias ₹36 Cr to ₹42 Cr, and DLF reported apartments at The Dahlias at ₹100 Cr to ₹170 Cr. The two record deals are a ₹271 Cr penthouse at The Dahlias (August 2026) and a ₹190 Cr penthouse at The Camellias (registered December 2024).
The asking price is not the cost. In Gurgaon's urban areas, stamp duty is commonly quoted at 7% for men, 5% for women and 6% for joint male-female buyers, charged on the higher of the circle rate and the agreement value. Registration fees are capped at ₹50,000. Under-construction homes attract 5% GST (no GST once an occupation certificate is issued). Add parking, club membership, preferential location charges, maintenance deposits and interiors.

Square Yards' June 2026 quarterly averages put tracked Golf Course Road projects at roughly ₹33,000–₹40,000 per sq ft. Individual deals at the very top have been far higher: the ₹271 Cr Dahlias penthouse works out to about ₹1.58 lakh per sq ft of super area.
Plan for about 7–8% for stamp duty and registration in urban Gurgaon (less if registered in a woman's name), 5% GST on under-construction homes, plus parking, club, maintenance deposit and interiors.
