RERA phase

The specific registered phase and registration number attached to a development—not merely its umbrella brand name.

Match approvals, timelines and inventory to the exact phase being purchased.

RERA registration number

The identifier assigned to a registered real-estate project or phase by the applicable authority.

Use it to locate the authority record and verify the promoter, phase and declared details.

Asking price

A dated amount advertised or quoted for a property. It is an offer-side market signal, not proof of a completed sale.

Record the source, date, exact unit and included charges before comparing it.

Transaction price

The consideration recorded for a completed transaction, subject to the scope and limitations of its source.

Do not present it interchangeably with an advertised asking price.

Carpet area

The net usable floor area described under the applicable RERA framework, excluding specified common and structural areas.

Use the same area basis when comparing two rates or apartment sizes.

Saleable or super area

A marketing or contractual area measure that may include a proportionate share of common areas.

Ask for its exact composition because definitions can vary across projects.

PLC

Preferential location charge applied for attributes such as floor, view, orientation or location within a development.

Add it to landed cost instead of comparing base prices alone.

Occupancy certificate

A competent-authority document associated with permission to occupy a completed building or phase.

Verify the exact tower, building or phase covered by the document.

Completion certificate

A document concerning completion in accordance with sanctioned plans and applicable requirements.

Check its scope and issuing authority rather than relying on a marketing claim of completion.

Maintenance deposit

An advance or one-time amount collected toward future common-area maintenance obligations.

Include it in the cash required at purchase even when it is not part of the base price.

Payment plan

The schedule and conditions that determine when portions of the consideration become payable.

Compare timing and trigger conditions, not only the headline price.

Landed cost

The property consideration plus applicable statutory charges and transaction-specific extras.

Use it as the budgeting figure before booking, financing or negotiating.

When comparing projects

Normalize the project or phase identity, area basis, possession status and dated evidence before comparing prices. Shared branding does not make two phases legally or commercially identical.

When calculating a budget

Move from base consideration to landed cost by adding statutory assumptions, location premiums, parking, club charges, maintenance deposits and transaction-specific fees.
