Are Luxury Apartments in Gurgaon a Good Investment? (2026)

What the 2025 sales record, rental yields and holding costs say about buying a Gurgaon luxury home as an investment.

Short answer

Demand is strong: Gurgaon sold a record ₹24,120 Cr of homes priced ₹10 Cr and above in 2025, ahead of Mumbai. But rental yields on luxury homes are low, often 2–4% gross and below 2% at the very top, so returns depend mostly on price growth, which is not guaranteed. Buy for use or long-term holding, not for rent.

01

The demand picture

According to India Sotheby's International Realty and CRE Matrix, Gurgaon recorded ₹24,120 Cr of sales of homes priced at ₹10 Cr and above in calendar 2025, about 1,494 homes. That was up from ₹13,384 Cr in 2024 and ₹4,004 Cr in 2023, and ahead of Mumbai's ₹21,902 Cr. Dwarka Expressway drove much of the growth, rising from ₹383 Cr in 2024 to ₹8,347 Cr in 2025.

Strong sales show buyers are active and developers can launch at higher prices. They do not tell you what an individual home will be worth when you sell, which depends on the project, the unit and the market at that time.

02

Rental yield: lower than most buyers expect

Gross rental yield is annual rent divided by the purchase price. Industry estimates for prime Gurgaon apartments are typically around 3–5%, and the most expensive homes earn less.

An example at the top end: published estimates put rents for the smallest unfurnished apartments at DLF The Camellias at about ₹10.5–11 lakh a month. Against the lowest public asking price of about ₹80 Cr, that is about ₹1.3 Cr a year, a gross yield of roughly 1.6–1.7% before maintenance, property tax, vacancy and income tax. Do the same calculation with an actual rent quote for the exact tower before you assume any return.

What drives returns on a luxury home

Entry price relative to comparable homes in the same micro-market matters most. Location and finished infrastructure come next: a corridor still under construction carries more uncertainty but more room to change. Delivery risk matters for under-construction homes, so check the HRERA completion date and the developer's record. Liquidity matters too: there are fewer buyers for a ₹30 Cr apartment than a ₹5 Cr one, so selling can take longer.

04

Costs that reduce your return

Stamp duty and registration (about 7–8% for a male buyer in urban Gurgaon), 5% GST on under-construction homes, brokerage, interiors, maintenance (often ₹4–8 per sq ft per month on Golf Course Road), property tax and, when you sell, capital gains tax. On a ₹10 Cr home, acquisition costs alone can exceed ₹70 lakh.

05

A sensible way to think about it

Treat a luxury home first as a place you want to live, and second as a long-term store of value. Compare the full cost of owning against renting a similar home, check the price against dated evidence for the same project, and avoid stretching your budget on the assumption that prices will keep rising.
