A worked example
Take a ₹6 Cr Golf Course Extension Road apartment that would rent for ₹1.5 lakh a month (a 3% gross yield, within the range typically quoted for prime Gurgaon).
Renting: ₹18 lakh a year.
Buying with your own money: stamp duty and registration of about ₹42 lakh for a male buyer, which is about ₹6 lakh a year if spread over seven years. Add maintenance of about ₹2.2 lakh a year (₹6 per sq ft on a 3,000 sq ft super area) and an opportunity cost of about ₹36 lakh a year if the ₹6 Cr would otherwise earn 6%. Total: about ₹44 lakh a year, before any change in the home's value.
Owning only comes out ahead if the home appreciates by more than about ₹26 lakh a year (roughly 4–5%) over the period. That is possible but not guaranteed. Change the inputs for your own case using the purchase cost calculator.
