Golf Course Road, Gurgaon: Is It Worth the Premium?

What Golf Course Road costs compared with Gurgaon's other luxury corridors, what the premium buys, and when it isn't worth paying.

Short answer

For the projects LuxiFind tracks, Golf Course Road costs roughly 1.3 to 1.5 times more per sq ft than Golf Course Extension Road and about twice as much as New Gurgaon. The premium buys a finished neighbourhood, metro access, a short commute to Cyber City and stronger resale demand. It is harder to justify if you need a new building, a larger home for the money, or are buying purely for rental yield.

01

How big is the premium?

Using Square Yards' June 2026 average asking rates for projects in LuxiFind's catalogue: DLF Park Place about ₹35,050 per sq ft, DLF The Belaire about ₹36,750, Godrej Astra about ₹37,050 and Godrej Samaris about ₹33,000 on Golf Course Road. Compare DLF The Arbour (about ₹27,250) and M3M Golf Estate (about ₹25,000) on Golf Course Extension Road, and DLF Privana South (about ₹17,150) and Privana North (about ₹17,050) in New Gurgaon.

On these figures, a Golf Course Road home costs roughly 1.3 to 1.5 times a comparable Golf Course Extension Road home and about twice a New Gurgaon one per sq ft. These are portal averages, not transactions, so use them for scale rather than precision.

02

What the premium pays for

Location certainty: the neighbourhood is built, so the view, traffic and surroundings you inspect are largely what you get. Commute: Cyber City, Golf Course Road offices and the Rapid Metro are minutes away. Social infrastructure: schools, hospitals, clubs and retail are established. Liquidity: DLF Phase 5 has an active resale market, which matters if you may sell within a few years.

When it may not be worth it

If you want a new building with modern specifications, most Golf Course Road stock is 10 to 20 years old, apart from launches such as Godrej Astra, Godrej Samaris, Godrej Miraya and DLF The Dahlias, which are priced at the top of the market and have HRERA completion dates between 2028 and 2033. If you want more space for the money, the same budget buys a materially larger home on Golf Course Extension Road or in New Gurgaon. If you are buying for rental income, higher prices usually mean lower yields; check actual rents for the exact tower before assuming a return.
