In Gurgaon, Trump Towers Delhi NCR and Whiteland's Westin Residences are the main examples in LuxiFind's catalogue. A brand can add services and resale appeal, but the developer, the HRERA record and the service contract matter more than the name on the door.
A branded residence is a home sold under a hotel, fashion or lifestyle brand's name, usually through a licensing agreement with the developer. The brand typically sets design standards and may provide concierge, housekeeping and other hotel-style services for a fee. The brand rarely builds the project: the developer and its HRERA registration carry the delivery risk.
LuxiFind tracks two branded projects. Trump Towers Delhi NCR in Sector 65, Golf Course Extension Road, developed by Tribeca with M3M, has public asking prices of about ₹11.7 Cr to ₹20.2 Cr. Its HRERA registration was extended in June 2025 and continuation was applied for in April 2026, and LuxiFind has not found an occupation certificate, so verify its completion status for the tower you are considering. Whiteland The Westin Residences in Sector 103, Dwarka Expressway, is a Marriott-branded project with asking prices of about ₹7 Cr to ₹11.3 Cr.

Estimates for India cluster at 20–40% over comparable unbranded luxury homes: ANAROCK data cited by Outlook Money puts it at 20–40%, and individual projects have gone higher. Knight Frank's Asia research found premiums vary widely even within one city, driven mainly by location. In Gurgaon, compare a branded project's per-sq-ft rate with unbranded projects in the same sector before accepting a premium.
If you will actually use the services (concierge, housekeeping, maintenance managed to hotel standards), if the brand's design and operating standards are written into the agreement, and if resale buyers in that micro-market pay for the brand. It is weaker if the services are optional extras at high cost, if the brand licence can end, or if the developer has a mixed delivery record.
Who is the developer and what does HRERA show for this phase? What does the brand licence cover and for how long? Which services are included, what will they cost each year, and can owners opt out? What happens to the branding and services if the licence ends? How do resale prices in the project compare with unbranded neighbours?
